Abstract: The study evaluates modifications needed to the Central Artery tunnel design to support joint development in downtown Boston, where 27 acres of new land will emerge. Guided by the BRA’s Boston 2000 plan and approved zoning, the study ensures structural support for future buildings is integrated now, avoiding costly retrofits. It follows two earlier studies—the Prototype and Base Case—by analyzing each parcel’s proposed use, testing tunnel support capacity, and estimating added costs. Though the concept designs are illustrative, they align with zoning and environmental plans, addressing urban design, site constraints, and tunnel integration for feasible air rights development above the tunnels.
