Mumbai's heritage buildings and precincts are an important link between the city's past and present. Recognising the need for greater awareness around their protection and maintenance, UDRI published Heritage Buildings & Precincts, Mumbai: A Conservation Manual for Owners & Occupiers in 2001. Compiled and edited by Nayana Kathpalia and Abha Narain Lambah, the manual provides practical guidance on heritage listing, conservation, maintenance, repairs, permissions, and the responsibilities of owners and occupiers.

Understanding Heritage

The manual explains heritage buildings as structures that provide a tangible link between the past and present and may hold significant architectural, historical, cultural, social, or aesthetic value, either individually or in combination. It also clarifies that being listed does not mean that development is prohibited. Instead, interventions are guided by the Heritage Regulations and the significance of each building or precinct.

Recognising Mumbai's Heritage

Mumbai's heritage listing was formalised through the Heritage Regulations for Greater Bombay, 1995. The manual records 574 buildings, 14 milestones, and 18 precincts, including open spaces, as part of the city's heritage listing at the time.

The manual explains the three heritage grades and their significance, from nationally important landmarks in Grade I to buildings and precincts that contribute to the character and identity of local neighbourhoods in Grade III.

Conservation through Maintenance

The manual emphasises that conservation begins with regular care. Owners and occupiers play an important role in maintaining heritage structures and preventing deterioration. It recommends minimal and reversible interventions, with materials and construction methods that respect the original building fabric.

The manual was designed as a practical resource for owners, occupiers, agencies, and the wider public. It brings together information on heritage regulations, permissions, maintenance, repair, and conservation, helping make heritage protection more accessible and understandable.
